🏔️ House / country home for sale — hotel-type property / guesthouse — currently operating as a ski and summer sports school (Polsport)
In one of Bakuriani’s most sought-after and promising locations, Didveli,
between the Crystal Park and Tatra-Poma ski slopes, close to the forest.
The property is located away from road noise. The location combines everything most valued in Bakuriani: proximity to ski infrastructure, tranquillity, mountain and forest views, and year-round use potential.
Today, the Polsport sports school operates successfully at the property; however, the building was originally designed as a family-style guesthouse. Accordingly, the new owner acquires not only real estate, but also a choice — to continue the existing business or develop an entirely new concept.
💰 Operating Profitable Business – Investment Potential
🏔️ The property currently operates as Polsport, a ski and summer sports camp with an established customer base and a professional team.

📐 Property:
🏢 Total building area: 600 m²
🌳 Private yard area: 800 m²
🏗️ 3 floors + attic
🛏️ 9 rooms — all with private bathrooms and balconies

🎿 Ski depot and ski boot drying room
🧺 Laundry, staff room, office and storage rooms
🚗 Private parking area
The lounge and common areas can serve approximately 40 guests at the same time.
🏡 Capital construction and distinctive interior
The three-storey building with an attic was constructed approximately 20 years ago with a steel structure and andesite stone.
The interior features merbau wood, natural andesite and Georgian decorative elements.
The building has been fully renovated, utilities are operational, and the property is sold furnished and equipped with appliances and household inventory.
This means the facility can be used in its current format without significant initial capital works; for a new concept, mainly cosmetic and design updates would be needed.
⛷️ Added value — the operating and successful Polsport sports school
One of the property’s main advantages is the option for the buyer, if desired, to acquire an already established operating business together with the real estate.
Subject to agreement, the sports school format may include:
🎿 Special sports equipment — skis and ski boots for approximately 50 children;
👥 An operating team — from coaches to kitchen staff;
🧒 An established client base of approximately 450 customers.
This is a particularly attractive opportunity for a buyer who wants to enter Bakuriani’s tourism and sports market with existing infrastructure, a team and customers, instead of building a business from scratch.
🌲 Private yard and peaceful setting
The 800 m² yard is enclosed with a green hedge and features paved paths, decorative landscaping and parking space.
The property offers views of Didveli, the mountains and the forest. The peaceful setting and proximity to ski slopes create good conditions not only for the winter season, but also for sports gatherings, camps, corporate events and a year-round leisure concept.
💼 One property — several development scenarios
The property layout and location allow it to be developed as:
• ⛷️ An operating sports school and sports camp;
• 🏨 Boutique guesthouse / family hotel;
• 🏡 Private mountain residence;
• 🏕️ Children’s and sports training camp centre;
• 🧑💼 Corporate retreat and training centre;
• 🎉 Venue for private groups and small events;
• 🌲 Year-round leisure complex.
🔑 Why is this offer different?
This is not just a 600 m² building in Bakuriani.
It is a property that combines a strong location + operating infrastructure + guest accommodation capacity + a private yard + the choice to continue the business.
The buyer can acquire it as an operating business asset, convert it into a hotel/leisure project, or use it as a large private residence in Didveli.

In 2025, Georgia will host the European Winter Youth Olympic Festival
According to the decision of the General Assembly of the European Olympic Committees (EOC), Georgia has been officially awarded the status of the host of the 2025 European Winter Youth Olympic Festival.
Accordingly, the 17th European Winter Youth Olympic Festival will be held in 2025 in Bakuriani, where young athletes from European countries will take part in 8 types of winter sports.
On November 28, a special briefing was held at the Ministry of Education, Science, Culture and Sports, where Deputy Minister Shalva Gogoladze, Irakli Chirakadze, Director of the Mountain Resorts Development Company, and Mamuka Khabareli, Vice President of the Olympic Committee, discussed important issues related to the festival.
Shalva Gogoladze (Deputy Minister of Education, Science, Culture and Sports of Georgia): “Hosting the Winter Olympics is a great honor and recognition for our country, but at the same time it is a great challenge in several areas. The country should welcome this major sporting event with dignity, for which the Ministry will work continuously with the National Olympic Committee and the Mountain Resorts Development Company. First of all, we must arrange the infrastructure of the relevant standards in Bakuriani, and support our young Olympians as much as possible in order to fully prepare and show the maximum opportunities for this sporting event. Georgia already has good experience in hosting high-level sporting events, including the 2015 Summer European Youth Olympic Festival, which has been highly praised by the international sports community and the European Olympic Committee. In 2025, our country will once again be marked on the world sports map. I congratulate Georgia on this great recognition. "
Mamuka Khabareli (Vice President of the National Olympic Committee): “The main motivation and goal for both the National Olympic Committee and our government is not only to hold the festival at the highest level, but also to develop winter sports in our country and as many young people as possible. Turn in this direction. This project will also give us the opportunity to develop both sports tourism and tourism in general in our country. During the Olympic Festival, the attention of the whole of Europe will be focused on Georgia, which is the most important factor.
Bakuriani mountain-skiing tracks fully meet international standards. Rehabilitation of the famous trampoline in Bakuriani is planned, which will become a business card of Georgia, and a project for the construction of a biathlon track has been developed. "Two ice rinks are needed for the Olympic Festival, and therefore it has been decided that one rink will be built in Bakuriani and the other in Tbilisi."
